Cluff Commercial are qualified to value most types of commercial property for all purposes including lending, valuations for sale or letting, valuations for purchase or for accounting purposes such as asset or pension fund valuations and in connection with capital gains and other tax implications.

As members of the Royal Institution of Chartered Surveyors we have access to the RICS Appraisal and Valuations standards usually known as the “Red Book”.

 This is required by the major lending institutions and Cluff commercial are on the Valuers Panel for a number of the major banks.
 

In addition to our agency fee and valuation expertise, Cluff Commercial can also provide advice on many other property matters such as rent reviews and renewals of leases, recent legislation in connection with commercial tenants legal rights such as renewal and liabilities under leases, repairing liabilities and schedules of dilapidations and schedules of conditions.

In addition we also ensure that we are well versed in other changes in legislation such as the Disability Discrimination Act (DDA), the Asbestos Regulations and other environmental requirements and changes in employment and tax which may affect property (such as stamp duty changes).

We frequently deal with solicitors and accountants and can often recommend the services of other professionals if required.
